rent not received as on today even though 1st is rent due date and later after 3rd with 85$ late charge and then late fee for each day of 20$. Should i send reminder to tenant? Are there any standard scripts you use these type of friendly reminder emails. I am using cozy which may have sent reminders already to tenant. Cozy again take many days to post the rent to my account thought.Please advise thanks in advance.

I don't remind them. I post a 3 day move out letter on the 3rd and start the eviction process as soon as possible. Almost always they pay after getting that notice. If they call I say "I'm not mad at you. I just have to protect myself. If you can't afford the rent please be out in 3 days. If not I will have to start the eviction process." Don't raise your voice. Just matter of fact.
