Application / Screening process

I am currently listing a property for rent.  After posting the property on Zillow, hot pads, etc. I am up to 10 people interested.  My plan is to get the applications and review them.  My question is if there are more then one that qualifies what is the best way to pick to avoid being unfair and breaking any discrimination laws?
