Hello, looking for a recommendation on a good 1031 attorney in southern maryland (st. Mary’s, Charles, Calvert counties). If anyone has any experience with an online attorney, please let me know. I’m looking to do my first 1031 exchange. Any advice would be greatly appreciated.

So I bought my current rental property as a primary home years ago. Today I’m debating on to sell or keep this renta property and one of the factors is comparing my current cash flow to potential cash flow . The problem I’m running into is how to compare the numbers apples to apples. The current excel sheets I have to analyze a rental requires info as if you were buying a rental. I’ve been inputting my data from when I last refinanced my rental property (when it was still my primary residence). Am I analyzing my current rental property correctly? Thanks in advance.

@JD Martin How do you enforce all the pet requirements? Or do you just trust that they comply with all your requirements?

@Byron Scott. Thanks. She pays the late fee every month without a fight. This is the third tenant I’ve had in my rental and this is the first one that has paid late. This is also the first time I did all the work to get a renter (background and writing a contract) lesson learned...I think I’m going to pay a real estate person next time. I didn’t realize how much time those to items took. With all that being said, know looking back I don’t think my contract details the process of getting rid of a tenant. Thanks again.

I found out about a month ago my tenant got a new job. She said she was let go due to her being out too much due to health issues in October 2019. She started to pay rent late every month around that time. If she does not make enough to pay rent, is that process easier than a normal eviction compared to a tenant not paying? I get all these empty promises about when she’ll pay. She is she has payed 95% of January only. Any ideas/thoughts? Thanks.

I live in MD and I currently have a lease that mentions the following about late fees: "5% of the monthly rent for every day the rent is late after the 5th day rent is due".  I bough the contract from eForms.com.  My question is, can I charge 5% for everyday rent is not paid?  Or is it only 5% of the rent no matter if they are late 1 or 20 days?  I appreciate everyones guidance.
