Repair person/Maintenance person

Hi everyone!

I’m currently looking for a maintenance person in the Syracuse, NY area. The shower in one of my units won’t shut off (smoothly) sometimes. I replaced the knob handle and placed a stem extension. The tenant calls at ungodly hours to about this issue. As soon as I get there I can turn it off with a wiggle or two but I need it fixed properly. Any guidance?

Hire a plumber? Set expectations? Replace with a "Solar Shower"? Add an addendum to the lease where the tenant is responsible for the first $250.00 of any repairs.

Call Home Depot or Lowes and ask for expert help from their plumbing department. Sleuth out who the handymen/contractors are who are frequent flyers. Hang out in the parking lot of Home Depot/Lowes and write down phone numbers seen on the contractors trucks. Contact and contract with those people do do the work.

Contact other investors in your area; is there a group that meets? Ask for referrals. FWIW I've had terrible luck using Google. Most I've called are now out of business, or if they are in business they didn't call back. Whereas a fellow investor gave me the number of his guy who was forthcoming and affordable.
