Can you Master Lease Option a Duplex on MLS?

I am interested in a Duplex on the MLS but am not able to get financing from a bank not because I dont have money but because the bank dont see my income as "consistent". Anyways, what is the best way to structure a MLO with a MLS listed property? Through the agent? Or find a way to contact the seller directly? (SkipTrace)

Also, how would I structure a way to get the Agent satisfied?
