Wood burning fireplace

I am in the process of buying my first property. A duplex with both sides having a wood burning fireplace. I will be living on one side of the duplex and renting out the other, how should I go about with the wood burning fireplace? I personally plan to use it in my own residence side of the duplex. Also, how much value to monthly rent can a wood burning fireplace bring? It can get very cold here in the winter so a wood burning fireplace can save some money on a monthly gas bill.
