@Matt Vezina So as long as I'm not trying to go from one property to the next through FHA loans then that is okay? I was just told by a lender that overtime it would start to look suspicious. But if im using "owner occupied" loans it would be okay?

@Matt Vezina would lenders not see a trend of taking advantage of that though? And possibly not want to loan over time of doing the same strategy over and over.

I am getting close to closing on my first real estate investment! It's a duplex and I will be living in one side, renting out the other. Used snd FHA to purchase with 3.5 down and obviously have to live there for a year. So my question is what's the best strategy for me during this year to work towards my next investment or possibly and investment before that year is up? I understand I can't continue to go from one duplex to the next using an FHA because lenders wouldn't like me hacking the system. Just a question I had.

I am in the process of buying my first property. A duplex with both sides having a wood burning fireplace. I will be living on one side of the duplex and renting out the other, how should I go about with the wood burning fireplace? I personally plan to use it in my own residence side of the duplex. Also, how much value to monthly rent can a wood burning fireplace bring? It can get very cold here in the winter so a wood burning fireplace can save some money on a monthly gas bill.
