Where do I find the official list of California Landlord Tenant Laws? 

Apologies if this is a simple question. (New Property Manager)

Managing a 22 unit complex in California. Just finished reading Brandon and Heather's The Book On Managing Rental Properties. Any and all advice is also welcome. 

Also, what are your opinions on the Apartment Association of Orange County? Is this an association I'm required to join?

Great responses! Full disclosure/twist: I created this account to ask questions for my parents who want me to take over as a property manager at a 22 unit they own. Originally, I wrote from the perspective of my Dad. I didn't expect such great feedback from all of you lovely folks. My apologies if anyone feels bamboozled! However, all of your responses offer great honest clarity and feedback that I'm very appreciative for. I'll be passing both my parents these responses and link to read through. From here on out, it's writing from my perspective. 

I have roughly a month to get everything in order as I start in March. I do have a passion for real estate investing and view managing my parents 22 unit as a first step in a long list of goals I have set for myself. I've recently read How To Invest In Real Estate Property and now I'm reading through the The Book on Managing Rental Properties to prepare myself. I've also been setting time aside to pick the brains of friends and family with real estate experience.

Kenny's advice on using a property management software is something I've heard a few times from different friends and family with experience in real estate and is something I'm sure to do. If any of you have other books or software recommendations or even forum link recommendations I would very much appreciate it as well. If not, I've already gotten a great deal of knowledge and very much see the value in being a member of the forums and this BiggerPocket community. I may just start a new post with a different title that is more consistent with this line of questions/advice.

Great feedback Nathan. The property manager is doing poorly. I believe our relationship is strong enough to survive a business failing and do have other properties managed well by a separate manager. Here's a issue that does make me worry. The current manager I'm about to replace is the son of the manager of the other location. Though I don't worry about the relationship with my son, I do worry that firing the current property manager may sour my relationship with my other manager, who I'm happy with. 

I understand this is a very relationship based question now that I write it out. Either way, I very much appreciate the feedback. Great hard hitting questions, Nathan. Exactly what I was looking for.

I am switching property managers from one who I've enjoyed to my son. He shows interest in rental property investing and the idea of keeping business in family is appealing. Truth be told, I was planning on looking for a replacement regardless as the property should be running more smoothly than it is at current time. 

Any suggestions or stories from your experience firing or hiring property managers? This will be my first time replacing one.
