Idea for value and increasing cash flow

hello fellow investors happy new year. I own a SFH which has a two sided garage, the left side of garage has been turn into a small apt unit. The right side still remains, I was thinking of turning this side also into a small unit and doing short term rental (Airbnb , traveling professional site, etc) since the units are next to each other was thinking of soundproofing this new unit to reduce noise complaints. Is this a good idea ? (FYI there is plenty of parking for 4-5 cars ) any issues I may encounter ?

Here in Calif, it is a big issue. In your case, I would maximize your space in making it something that will generate more income. I like your idea about short term conversion
