I have always learned to go with my "gut." Exceptions to your standard business practice do not often end with the desired results. Yes, bad time of year to rent, but making exceptions to rent quickly may not be in your best interest. There are other applicants.

This is most likely the result of the FCC notice DA-23-56, dated Jan 23, 2023.

"CONSUMER AND GOVERNMENTAL AFFAIRS BUREAU ANNOUNCES COMPLIANCE DATE FOR AMENDED TELEPHONE CONSUMER PROTECTION ACT RULES ON PRERECORDED CALLS"

A2P falls within this group, and compliance is required as of July 20, 2023.

I use OOMA, which is P2P, with a separate virtual number. I can use a desk phone and a mobile app with the same number. Makes life really easy

The Government has built and managed housing since the mid '30s. It has always failed. The Government needs to stay out of the business of housing. Ledt the free market work. As to Biden, it is all about votes.

If the PM has stopped responding to you, I can safely assume that he has breached his contract for lack of performance, and thus I would consider the contract void. I would start interviewing for a new PM

He needs to go, ASAP. He is a liability and things can only get worse.

Make sure you are familiar with AB 1482 - the California Tenant Protection Act of 2019

One clause in particular: (highlighted below_

Eviction Provisions under AB 1482

  • The eviction provisions only apply after all tenants have lived in the unit for 12 months or more, or where at least one tenant has occupied the unit for 24 months.
  • A tenancy may not be terminated unless the landlord has one of the allowable “just cause” reasons, which must be stated in the notice terminating tenancy.
  • “Just cause” reasons are categorized as either “at-fault” reasons or “no-fault” reasons. Relocation assistance is required for “no-fault” evictions.
  • The mere expiration of a lease or rental agreement is not a “just cause” to terminate a tenancy.

I use Zelle. I concur with having a separate bank account for this. You can have a bank account that's for the mortgage and rent. You and your tenant will pay that account each month and your mortgage will come from that account. Zelle is supported by most banks and transfers happen instantaneously. Apartments.com gave me problems, so I just shifted away from it and set reminders for myself to make sure rent is in. Set autopay for your mortgage for the 8th or so, which gives plenty of time for rent to get sorted out. Good luck!

Something to keep in mind: We have problems with Zelle in So Calif. There is a $2000 daily limit on most sending accounts and that will not cover the rent. The renters have to do multi Zelle transfers (on each day).

You need to do what is best for business and get the emotion out of the equation. Giving someone $500 to leave immediately is a whole lot makes much better sense than spending several thousand on an eviction and all the lost rent during the eviction process.

Inspection reports have to be taken with a grain of salt and in most cases are completely useless. Most of the issues shown are what I call NBD (No Big Deal), but you may be able to use them to get a price concession on contribution for repair.

I do not see as an issue wit the mold. It is isolated and can be remediated very easily. There is/was definitely a water leak. This can be seen in the photos showing stains from the roof and the moisture throughout, including the mold.  Water leaks are serious and that needs to be addressed. Ask the owner about them.

The electrical - put in a GFI in the kitchen and use some wire nuts on the unterminated wire in the attic.

Assuming a new woof is not needed, you may have 5K-8K in repairs
