Estimating Rent for SFH after repairs

Hey everyone,

I'm curious how others determine what their rent will be for a rehabbed house. (Only talking about single family homes.) I've gone on Zillow and other platforms and compared similar homes that are for rent but I feel like that does not provide a very good estimate. I would only be seeing homes for rent that have yet to be rented, and there aren't very many to compare to anyway. What ways do you use to determine what your property will rent for? Thanks.
