BP Team, 

Has anyone had experience using private money to fund the down payment for a hard money loan? A few people I've talked with are willing to act as a private lender but don't have enough to fund a whole deal. Would HMLs even allow this? Would the private lender have any collateral?

Hello comrades,

I've heard about delayed financing the other day and the way it was described to me sounds like it could be valuable. From what I know, it's a way to refinance a recently purchased property without having to wait the typical 6 month seasoning period. So as soon as repairs are complete, it could be refinanced.

If there are any experts on this that could provide some insight, that would be great!

Built 1937

This is a pretty big project:

New roof

Kitchen remodel

Bathroom remodel

Electrical

New flooring

Landscaping

I'm shooting for a 4 month timeline.

Hello all,

I wanted to hear some opinions on Brrrring vs. Traditional rental property investing - specifically the financing/refinancing aspect.

To do my first brrrr, I would have to have 100% cash for the purchase, rehab and closing costs.

I would then refinance for 75% of the ARV

Hopefully, that 75% would be enough for the next purchase and rehab and so on.

My question is: is it worth it to wait and save enough cash to fully cover the cost of the brrr project, or should I split that into many different down payments and have more properties?

I'm sure everyone's situation is different, just wanted to hear some opinions.

Myself and a few partners are interested in buying an old hotel that is near a fairly large school. There is currently limited student housing in the area.

1. How to coordinate with the schools? Or is this not a thing?

2. Advertising. We already know the basics. Getting a website up and running, and of course social media. Are there other ways that we can get the word out about the apartment complex once it’s up and running?

Also, if you have any knowledge you can drop on us. Mistakes, lessons learned. Anything of that nature would be greatly appreciated! Thanks!
