Tenant is violating smoking policy
Hello, we just signed a lease with our tenant and they moved into our duplex 7 days ago. The lease has language around no smoking in the home and specifically states smoking is only allowed outside. Now just a week in, I caught one of them smoking in the basement. I happened to be on the other side of the duplex and could smell it.
I will send them an email reminding them about the no smoking policy. It will act as a warning and I’ll note that they are violating the lease.
Has anyone evicted a tenant on grounds of smoking?

1 week in?! I would immediately notify them they need to move out or be evicted. No way I let them stay. You trust they won’t smoke inside again? Nope. This is why if somebody shows up to a showing and smells of smoke, I don’t offer them an application.
