@Anthony Wick. It unbelievable. I got all the promises and the previous landlord gave a good reference. The previous landlord was selling and the new owner was moving into their apartment, so there didn’t seem to a reason why that landlord would lie in order to get them out.

Good thing is I have them on a 6-month lease, which I’m already planning not to renew.

Hello, we just signed a lease with our tenant and they moved into our duplex 7 days ago. The lease has language around no smoking in the home and specifically states smoking is only allowed outside. Now just a week in, I caught one of them smoking in the basement. I happened to be on the other side of the duplex and could smell it.

I will send them an email reminding them about the no smoking policy. It will act as a warning and I’ll note that they are violating the lease.

Has anyone evicted a tenant on grounds of smoking?

I have it on both Zillow and apartments.com. I also added it to Zumper, Hunt.com, Craigslist. I may just need to hold tight and keep advertising myself. I’m not sure a property manager would do much more with it.

If anything, a good contractor list might be helpful. The bad contractor list sounds subjective.

That could be a factor. The apartment measures well against other apartments when it comes to room size, closet space, etc etc. I’m at $2100 with a 3 BR. There are not many 3 BRs in town. The 2 BR are going to $1800.

I purchased my first duplex and after a couple months of fixing it up, I’m ready to rent. I’ve placed the apartment on all the know rental sites, but I’m just not getting quality tenants. Granted, I’ve only had it on the market for 9 days, but I figured I would see someone come across who meets our minimum standards such as 600 FICO and 30 percent debt to income. It’s getting cold here in the Northeast and I only expect the rental market to slow more over the next few months.

Can someone who has been in a similar situation provided some advice? Should I bite the bullet and hand it to a property management company to fill? I’m not sure they would do much more than what I’m doing and it can get pretty costly.

@Craig Sloan Thats a good way to look at it! Thanks I also want heat zoned for each unit and not Included in the rent. I remember my rentIng days of openIng wIndows wIth the heat on.

@Mary Mitchell I hope to Invest in a place that doesn’t need a lot of work, so I thInk that falls under the category of stabilization. I plan to hold it long term and focusing on cash flow right now.
Thanks, A lot of the metrics don’t hold well in this area. I’m north of Boston. That’s probably why I have to really understand all the numbers so I can still come out ahead even after setting aside the funds for maintenance and vacancy.
