most important to AirBnB goers

We are currently looking at renting our basement bedroom for AirBnB and was curious what the Denver community has found is the most important to the renters. Also, any suggestions on set up to attract the most traffic?

Use of your personal car.
Use of your kitchen with plenty of stocked beer and wine.
Guest passes to the Zoo, water park, and Pepsi Center.

3.) Privacy

4.) Cleanliness

As a B&B user, location location location. I know there is a bevy of price sensitive users too. Bathroom privacy is a biggie. Do they have to walk through your house in their towel to get to the bathroom and take a shower? A shelf full of books and dvds is a waste of time. Pictures on the walls that your aunt betty painted too, or religious art or family photos.

Can't wait to see it when you get it listed. Hey, maybe my wife and I can come to Denver and test it out before you go live?!
