College rental questions

I have a house near a university in Pennsylvania. The occupancy I planned on is either 3 or 4. There is a group of 6 that wants to rent the house for the upcoming school year. Am I able to charge additional rent than what it is advertised at for the additional occupancy?

If you advertised for a specific number of people I believe you should be able to charge extra for more. However if you advertised with no specification on umber of people you could get some problems with fake advertisement.
