I have a house near a university in Pennsylvania. The occupancy I planned on is either 3 or 4. There is a group of 6 that wants to rent the house for the upcoming school year. Am I able to charge additional rent than what it is advertised at for the additional occupancy?

For renting to college students do you prefer the parents to co-sign the lease or be personal guarantors or some other option?
