Landlords responsibility in the event of a disaster

Hi all! Fortunately we are not in this situation, but what are the landlords responsibilities to their tenant in the event of a fire, flood, or earthquake? Is that just a contract breaker that we need to put into our Lease agreement?

 Second what if it is the tenants fault that they can no longer live in the house, like burning it down? Do you get lost revenues from them?
