Hi all! Fortunately we are not in this situation, but what are the landlords responsibilities to their tenant in the event of a fire, flood, or earthquake? Is that just a contract breaker that we need to put into our Lease agreement?

 Second what if it is the tenants fault that they can no longer live in the house, like burning it down? Do you get lost revenues from them?

@George Blower I was thinking about that yesterday and it's a really good point. It seems like we would have to keep a portion of money set aside. It would probably have to be around 20% more than the calculated minimum distraction (when we invest) to account for any growth?

Hey @Dmitriy Fomichenko thank you so much for both of your answers!!! It's awesome to run across someone who has worked with inherited IRA's, it seems to be a very rare (and valuable) skill to have! I recently got married and my wife has one and it only seems to cause problems so we are looking to see what we should do with it!

Hey Carl, thank you so much for taking the time to reply! It makes sense that some syndicators would be willing and others would not. I just want to make sure all my dealings are above board and legal! 

I see that you are self directed IRA professional, have you ever delt with inherited IRA's and transferring them into a self directed IRA's?

Also would most investors be willing to accept money from both a Roth and traditional self directed IRA? Or would that be overly complicated?

If you are NOT an accredited investor but you do have a self directed IRA are you able to invest in syndications with someone you do not have a relationship with?

If you already have a good business accountant from a previous venture is it worth finding a real estate specific accountant?

@Kelly N. Thanks you so much Kelly! I'm glad to hear you are doing it! We are looking for a multi family now (as of 4 days ago) but there is a bit of a supply issue in Beaverton, so we are trying to look at creative ideas like storage or being a partner in a large multifamily. However, our preference is to go the route you have if the oppertunity arises! Thank you!
