Buying First Duplex

Hi, I am considering buying a duplex and living in one unit and renting out the other side. I would do this for a period of two years and buy a house for myself. Once I purchased my own home, I would like to either keep the duplex or possibly 1031 it for maybe a 4-plex.

Do you think this is a good plan? Will rent from one of the unit's cover the majority of the rent/insurance?
