Buying first duplex soon with zero money down. I would like to cintinuevtobpurchas more MFH but concerned about lack of income. What strategies would work best in this situation.

That is what I know as well. I heard the VA can be a pain when it comes to inspections.

Chris, I am not too familar with the VA terms myself. I have read that it is easy to get no down financing through the VA because they guarantee about 25% of the loan.

Hi guys,

i am in the process of getting my credit up just a bit more before i jump into the RE market.

Are you familiar with VA funding distressed properties? I have heard not through "experts" that is tough and they like things "move-in" ready.

I am interested in a 4-plex because I would hope it would generate more cash flow than a duplex would. What would you recommend you do in my situation.

I will be using a VA loan for my first property where I have to live in the property for two years. I am unsure if I could get a 4-plex with a VA loan even so, not sure I would want to occupy one of the units.

Currently, I am living in a mobile home and paying 280 a month for lot rent so it is definitely affordable.

Would you recommend that I continue to live here and buy a 4-plex off the bat or even just a duplex. (with a non-va loan) and then just purchasing a SFH down the road maybe 2 years for myself?

Hi, I am considering buying a duplex and living in one unit and renting out the other side. I would do this for a period of two years and buy a house for myself. Once I purchased my own home, I would like to either keep the duplex or possibly 1031 it for maybe a 4-plex.

Do you think this is a good plan? Will rent from one of the unit's cover the majority of the rent/insurance?

Does anyone offer cleaning/laundry services to their tenants for an additional fee per month/per load?

Is it harder to get a small loan? I have good credit, I assumed it wouldnt me much of a problem.

House is 30K. Needs very little minor work to get it to renting condition. I feel I can get 525 a month for it. Should I go for it?

Expenses should be about 45%. But I budget for 50% just in case. If my calc's are correct, should be right at 100 a month cash flow.
