Hi Everyone,

Looking for a real estate agent that services Rochester NY and the Monroe County NY region. Generally someone who has wealth of knowledge in purchasing investment properties (Multifamily and commercial properties).

In the same region i would like to connect with wholesalers who have a porfolio of single and multifamily properties.

Thank you for the insights 

Good day everyone, this is my first time trying to rent to an individual with section8.

The potential renter is asking if i will be willing to collect an amount which would serve as hold on the apartment, during this time i will stop all showings of the apartment. I am willing to do that for 30days. In a situation where it takes longer than 30days for all the process to through with section8 and if these delays or extension were the fault of section8 or the potential renter, what happens next? will section8 pay me for exceeded days. 

Can anyone give me a bit more insights to the process and an estimated duration of how long it may take.

I'm also looking for ideas on what would be the content of the hold agreements I plan to put together to provide clarity and protection for both parties

@Joe Splitrock completely understand, but i never gave her any notion or outright mention that i was going to rent to her. This was just me thinking about the potential possibility

Based on your comments i quoted above, do you provide the written requirements together with your application form to potential renters?

How do you approach this?

When people come in to look at my apartment, i inform them they need to meet the requirements; 2months paystub, background check and complete application form.

Would greatly appreciate if you can explain how you approach it in your properties.

Hello Everyone,

I recently had an apartment put up for rent and have been going through the process of looking at potential tenants. I got a lady who came to look at the apartment. She kept on talking about how she loved the apartment and how it would be a good place for her grand kids. She filled out the application form on it she said she didn't have any pet. We also spoke about her income where i mentioned my concerned but she said stopped working (approximately 8years) when she realized she was making more from delivery service (uber eats, doordash etc).

She did the background check, credit score was low and again she went on with how she was working/planning to improve her score. I was finally able to reach out to her previous landlord who informed me that she's a good tenant but when i asked if she had a pet she said yes. I followed up with a call to the lady and when i asked why she checked "no" on the pet section. She said it was an emotional support animal. She also sent me supporting document. For the last couple of days I've had some family issues and i couldn't respond back to her. 

I just got an email from her that she would be filing a complaint with HUD that i am discriminating because of her support animal. She has not met any of my requirements but i was considering renting to her but with recent event i am quite concerned that she may be a handful.

Your thoughts on how to go about this would be greatly appreciated 

I think you need to shop around. No harm in asking and all they will say is NO.

I assume as this is your first property in the area. You could use this to build relationship with the bank and they could be flexible next time.

Yes, I purchase it in the name of myself and my wife. 30 days later I Quitclaim the property into our 2-member LLC. I've done it many times.

if you dont mind me asking, do you inform your lender of your intent or ask them if they are ok with you doing a Quitclaim.

Also do you inform them before or after the Quitclaim
