How to get a tenant out, if their renewal gives them another year

I currently have a duplex under contract that has tenant in both sides. They have lived there for years. One since Feb 1, 2014, and the other since August 1, 2017.

The renewal terms says it will automatically renew for an additional period of one year, unless either party gives a written notice of the termination NO LATER than 30 days prior to the end of the renewal term. 

They are currently being rented for $500 each side. I know once i fix up each side they will rent for $900 each side.

I would like to move them out so I can update each unit and raise rents, but do not want to wait until their leases end in February and August. Any suggestions??

If they are current and not in violation of their lease, you can try "cash for keys" or you are stuck with them.
