Buying multi-family with separate meters, owner pays

I am looking at property that already has leases in place for all tenants. The property is separately metered, but the owner is paying utilities. Do I need to wait until the leases are to require them to pay utilities? If anyone has ever had this issue I would love to hear what you did. Thanks.
