I have a tenant with a pitbull. Contract states no dogs. Advise?

I have a tenant with a pitbull. On our contract it states no pets. I have talked with her in the past about it. I live in California. Any advise?

@Edgar Macias In California, if a tenant is violating a term/condition of the lease (other than payment of rent), the appropriate action is to serve a 3 Day Notice to Perform Covenant or Quit. 

It’s basically a formal notice that she is in violation of the lease and has 3 days to fix the problem, which in this case means getting rid of the unauthorized dog. 

Now, if she fails to correct the violation and get rid of the dog, that’s when you have to decide if you want to proceed to the next step, which would be filing for eviction.
