Analyzing rents property’s!!!

When looking at rental property’s. What cash on cash return and cap rate do you investors aim for in a rental??

@Scott Amendola I personally like to see double digit COC. I am a value add investor, so what I really want to do is take a 4 or 5 cap and turn it into an 8, 9 or 10 cap so I can get both the cash flow and the forced appreciation.
