Non-renewal of lease

Hey all,

I have a tenant in a one year lease expiring Feb 1, that I do not want to keep. My leases automatically go month to month after the year (or 30 days notice if they plan to leave or if I want them to leave). If I send non-renewal by Jan 1, what is the best way to make sure they leave when the lease is up, or do I just have to wait it out and file eviction if they don’t leave?
