Property Management Difference Between Agents of Owner and Other

Ronny Lee
Posted

Can someone explain for me the differences between property managers who use leases between their company and the tenant and those who serve as agent of landlord and do the lease between myself as the owner and the tenant? Which is better and why? Would love to get some advice on the topic as this seems to be a big difference I am encountering.

@Ronny Lee, typically it has to do with right of power.  Leases will often have different terms for who the owner, landlord, manager are.

I would recommend you keep owner and landlord as you.  If you have the PM named as the manager, that's alright.  This will allow you the flexibility to keep the lease and adjust with an amendment if you change PM's.

@Anna Sagatelova had a great post recently about why PM's put themselves as landlords.  I'd look up her posts and try to find that.
