Sorry for any duplication. Looking for referrals on any Toledo Property Managers 

Can someone explain for me the differences between property managers who use leases between their company and the tenant and those who serve as agent of landlord and do the lease between myself as the owner and the tenant? Which is better and why? Would love to get some advice on the topic as this seems to be a big difference I am encountering.

Awesome Info! Say can anyone refer me to a professional Toledo Ohio Property Management Firm. Have a SFR 3/2 with nice shop that will be ready soon which I need to get under property management. Thanks for any referrals

It's funny you say this as 5 years ago there where only very few investors interested in the Toledo market.

As inventory has all but dried up nationwide, folks are starting to look elsewhere.

And some of those "not so sexy" markets back in the day like Toledo are finally getting a tonne of attention.

I caution investors looking at other markets than the Midwest.

Prices seem high and deals are very hard to come by.

In such instances it's always good to have dry powder ready for when the tide turns.

Toledo in my opinion is still a safe bet since I haven't seen it recover anywhere neat to market highs of 2006.

I have a 3/2 in Dewey about 45 miles away from Tulsa. Willing to pay higher fees. Need a solid property management company right away. Would appreciate any referrals.

I am currently looking for multiplexes in Topeka or Wichita. Prefer 12-20 units.

I'm just in my 2nd year if out of state investing and recently bought a fixer in Topeka College Hill Area and Wichita Indian Hills and I was curious if anyone can give me some advice or share their opinions on investing in these cities and Kansas as a whole. Love the prices. I'm from Oregon and it's just getting too expensive to cash flow on things out here. Also I was hoping to see if someone can suggest good property management in Topeka. Struggling to find good property management their. its a nice 4/2 by Washburn University...seems like it's be easy. Also noted their property managers are not required to be licensed which is interesting. Anyway if appreciate hearing from other out of state investors buying in Kansas. Thanks
