Leasing Question
So we must inherited a trailer park with 27 lots. Currently we pay the water bill for the entire park. I know this is bad but it is how my family set it up 30 years ago. So starting this year we are charging a 20 dollar fee every month to cover the water bill cost. We are also working on getting annexed into the City so we can get on city sewer and then everyone will get their own water/sewer bill. Our current leases state the fact the the tenant is responsible for rent and the water bill.
My Question is:
When we get annexed into the city and we get the water meters on each property, what does that do to my lease? Do i need to cancel the lease and do another lease? And how do i do that legally? Or do i have to wait till the end of the lease? or do we just do an Addendum?
Any way guys just curious on what your thoughts are around making changes like these,
