out of state renovation

Hi all!

I am a starting investor, which own SFH that is occupied until 31 July.

I was informed by my PM that some renovation is suggested before leasing it to the next tenants(painting, fixing basement floor ETC).

As out of state owner, I contemplate how can I supervise the renovation? Not sure how to, how should I manage it? Should I just trust the PM? Should i create contract for the work? How can i make sure it won't take more time than i was told initially? Maybe i should interview contractors myself?

Any suggestion would be highly appreciated! How would you do that? What would you notice? What is your perspective?

The expected renovation should be small- 2000$ to 5000$, but still i am trying to avoid potential future issues.
