How can I help this lady?

Looking for some advice. I am speaking with a woman about purchasing her rental property (sfr). Problem is the tenant has not payed rent in over a year. Owners husband is terminally ill and she can not leave his side. She has attempted to evict him before but she was unable to make it to the court date due to her husbands health issues. She said that the tenant paid regularly for years but suddenly stopped paying once he knew she could not get to the court house to evict him. She told me he has used the phrase "squatters rights" more than once.

Even if the owner and I can not agree upon a purchase price I would like to help her out. She seems sincere on the phone. Is there anything I can do to help her get out this tenant? Legally, of course.

She has been in contact with the tenant and we are scheduled to walk through the property next week. I thought this was kind of odd since the guy refuses to leave.

Any advice would be greatly appreciated. Thanks.

You can buy it, or give her a recommendation for an attorney. You cannot help people who don’t wanna help themselves.
