What do I ask for when buying my first rental properties

Hi, I am a brand new investor and looking to invest primarily in buy and hold/rent-to-own. I am looking at a deal for 3 properties which already have tenants in place. The tenants are paying less than the current market rent is going for. The deal is an assignment of contract. What questions should I be asking the wholesaler and what information should I ask them to show me?

@Conner Goodwin I'd also want to know about the current tenants as well.

Were they properly screened? 

How much security deposit did the put down, if any? 

How long is the lease?

Ask for a rent roll to look at payment history

Ask for a list of all the maintenance requests they've called in about during their stay

I hope this helps as there a many good sources with lists of questions to ask under "Due Diligence"
