So I am about to start calling landlords who have properties listed for rent to see if they would be willing to sell. I am not exactly sure how I should go about the conversation, especially once they say yes. I am not sure what I would need to say and/or ask after that. Should I have an offer before I make the call or come up with an offer after they say yes?

Hi, I am a brand new investor and looking to invest primarily in buy and hold/rent-to-own. I am looking at a deal for 3 properties which already have tenants in place. The tenants are paying less than the current market rent is going for. The deal is an assignment of contract. What questions should I be asking the wholesaler and what information should I ask them to show me?
