Qualifying Tenants from Facebook

We currently have had one of our houses up for rent for about 2 weeks. In that time period we’ve had around 120 different people reach out regarding the property with 75% of that coming from Facebook. Due to the shear volume of inquiries, I can’t show the house every time someone wants to see it. I’ve probably had 15 people walk through with 10 applications and no one I’m crazy about. For reference this is a B- property on a B- street in a C- minus area.

In the past I’ve typically done open houses for people to view for an hour or two Saturdays and Sundays. When I’ve had people tell me they can’t make it to those I’ve required an application to be filled out prior to an individual viewing. I email these to potential tenants in an effort to pre qualify prior to driving across town to show the house. For every 5 I email I get 1 back.

Does anyone have any tips for qualifying particularly Facebook leads that might work better than my current system? I’ve thought about putting 4 (or so) qualifying questions that I can copy and paste for every Facebook inquiry and if they qualify based on that basic info I go show the house. Advice Please!
