Hey Shane sorry for the late reply. I have 2 young boys and have access to some ground to hunt but I'm really looking for something that is ours where I can put up some tower blinds and things like that. While I enjoy all hunting, deer, turkey and waterfowl are probably my top choices. I've also thought about putting an airbnb or something creative on it to produce some income. If I have to wait 5 years to find something that works, I'm willing to do that.

If you find an awesome lease for a fair price, I'd sure entertain the idea though. I know we connected in the past but I'll DM you my number just in case.

Thank you so much for the detailed response. I reached out to an agent a couple days ago and he gave me some ball park rates. Based on those it does seem like it's going to be tough to even get to 50% coverage of the mortgage in the areas I want. If I was to go a few hours outside of Wichita, it seems it may be possible.

I'm currently in the market for 40-100 acres in Kansas. I never intend to live on this property but would either like to find something with a house already on it or ultimately we will put up a barndominium or some other unique structure to use as an airbnb. Myself and my family also have the intention to utilize this as hunting ground and a place to get away with our boys. As a real estate investor, I'm trying to figure out how to get this property to pay for itself either through crop income, CRP, leasing to a cattle farmer, etc. however I know nothing about any of that. 

Has anyone done this or have resources they can point me towards?

We currently have had one of our houses up for rent for about 2 weeks. In that time period we’ve had around 120 different people reach out regarding the property with 75% of that coming from Facebook. Due to the shear volume of inquiries, I can’t show the house every time someone wants to see it. I’ve probably had 15 people walk through with 10 applications and no one I’m crazy about. For reference this is a B- property on a B- street in a C- minus area.

In the past I’ve typically done open houses for people to view for an hour or two Saturdays and Sundays. When I’ve had people tell me they can’t make it to those I’ve required an application to be filled out prior to an individual viewing. I email these to potential tenants in an effort to pre qualify prior to driving across town to show the house. For every 5 I email I get 1 back.

Does anyone have any tips for qualifying particularly Facebook leads that might work better than my current system? I’ve thought about putting 4 (or so) qualifying questions that I can copy and paste for every Facebook inquiry and if they qualify based on that basic info I go show the house. Advice Please!

I'm looking for property management software/app combo to manage and accept payments for 3 properties. Right now all I use is an app called PropertyBuddy for Iphone and I love it. It's user friendly, allows you to enter mileage and expenses, save photos of receipts, manage rent due dates and other basic functions all for $40/year. I'm ready to grow up a little bit and move into a way to accept payments online and possibly add some features such as basic accounting functions, listing services and probably some features I haven't thought about yet. I've considered using cozy or some other payment collection service but am turned off by the delay in the time it actually takes for the funds to hit your account. I've also been messing with Tentant Cloud the last few days but just found out that you can't link business accounts due to some banking regulations that hit this month. They say they aren't sure when this will be resolved.

I travel quite a bit for work and do about 90% of my work on my Iphone, therefore I'd like to be able to at least have all the features I currently have with Property Buddy on the app but also software that will integrate. I don't think I'm prepared to fork out the cost for Appfolio at this point but would probably be willing to pay up to $50/month if there was software/app that would accomplish all this.

Also worth noting, we are at 3 properties currently but do plan to continue to grow at a slow but steady pace. Bonus points for something that could grow with us.
