Utilities in my investment market are a giant pain. I call for revert-to-owner, they mess it up, the tenant turns off utilities and then it doesn't revert. Do management companies typically handle the utility companies or is that typically on the owners to take care of? I own 11 units right now and I simply don't understand how people scale when the utility companies hire people that don't seem to be mentally capable. Is there something I'm doing wrong? I need a better system for this part of investing. Everything else in my portfolio is hired out and automated. I can't stand waiting in the phone queue to talk to someone who doesn't understand that I own multiple units on one street.
