I'm wondering if you can use a HELOC to do a complete tear down and rebuild.

Anyone have any experience with this?

I'm going to blown in cellulose in my attic. I've heard rumors that cellulose can be pretty heavy and could be dangerous if you put too much up there. Does anyone have any experience with this? Is this a real concern?

They want the last month to be May. So they are moving out May 16th. That's why they are arguing that they don't owe rent since they already paid the "last months rent" which would've been in July had they stayed.

Thanks for your input Colleen. I'm planning on renovating as soon as they move out but I wasn't aware they were going to move out this month until the day I closed on the place which was May 1st. So I stand on the fence on whether they owe rent.

I just closed on a place with inherited tenants. The lease is scheduled to end on July 31st. On the lease it was indicated that the tenants paid the first and last month of rent when they signed the lease. Now the tenant wants to leave early which I'm fine with. Would this month be considered the last month or would the last month be July? Wondering if I can collect rent this month or not?

Hey! I'm wondering if anyone has any input for my situation. I've got an old place in northern Minnesota that I'm rehabbing and I'm getting a new roof in the next few weeks. The place is difficult to keep warm in the winter and the old chimney is hooked up to the old oil furnace is no longer in use. Right now the place is heated primarily by baseboard (electric) so the chimney isn't used and it looks like it's wearing out. 

I'm wondering if I should get rid of the chimney during my new roof installation because I'm not using it now or if it may be beneficial to keep in the future if I say for example install a wood burning stove, get hooked up to oil again, or use some other sort of heating method?

Thoughts?
