I would remommend the polar opposite of what you say. Learn the trade at your door step and max. In person control before controlling re from the distance. You could be eaten alive without knowing for months.

From a renter's perspective, maintaining a lawn of such size incl. Paying for water is quite a downer. The place must be really nice or I would expect the landlord to pay for water. Otherwise , as a tenant, I would do a minimal effort. The HOA conformity standards are not my problem.

Maybe you can calculate proper lawn watering costs and give the tenant that amount as an allowance.

Do you have the move in report from the previous owner? Ideally you got that plus the security deposit

The easiest to win evictions in court is for non payment of rent. I personally would go for that. I am not a lawyer, though. Definitely read and understand the state statutes for PA. They dictate your process and are likely online. If your municipality has additional ordinances, read them as well.

If she sounds sincere to you, I say let her go. Her life just became miserable enough. You already get half of the 2 months fee. Just explain to her that the house must be in great condition at move out, and get her new address.

Educate yourself while your money makes 5% with Treasuries. BP is a great place as long as you understand that most posts containing preferred locations have a strong marketing bias. Successful out of state investing for a beginner is a difficult task.

Not sure about the word hate, but calling everybody you consider poor as "they" are all doing this and that, is pretty disrespectful.
