BRRRR Investing in Detroit

Anybody here experience large success investing in Detroit? I am looking to get my feet wet with my first BRRRR purchase and my head is spinning looking at all the different areas. Where am I going to get a good ROI and decent tenets? Trying to avoid neighborhoods that would require me to hire security for a property, but I don't mind taking some risk. Would love to hear from anyone with experience.
