Acquiring multiple cash flowing properties at once.

I am a new investor to real estate. I have been following BiggerPockets and multiple real estate blogs and media for several years now. Always have been interested in real estate investing. I currently have no rental properties but I may be acquiring four rentals at once in the near future. Apparently these are cash flowing properties. I have not even looked at them yet or done any research on them yet. The landlord is apparently too nice of a guy to run the properties properly. He is interested in signing over the properties to me and I would pay him out of the profits per month until the properties are paid for. I am planning on having a property management company manage the properties for me. Any suggestions on if this is a good idea or not would be welcomed. Thanks!
