My house is worth more than what I put in my listing.
My current tenants got a job offer out of state so now I'm looking for new tenants. I put out a listing asking for 1400$ in rent but the house seems to have a lot of interest to the point where one of the applicants suggested she's willing to pay 1550$ in rent if that guarantees the lease. I'm never going to sign a lease without running my screening but I'm wondering if I should ask people for more rent both to make it easier to manage prospects and to increase profit. Any gotchas there?

@Shady Ibraheem As long as you make it clear that you are increasing the rent of your apartment for EVERYONE and not just a few prospects then you should not have any issues. Stay within Fair Housing and you should not have any issues...you have not signed a lease with anyone so you are free to set rent at whatever you want.
