BP also has several great podcasts including a show for Rookie Investors such as yourself. And they have a great number of books to choose from that will answer a lot of your questions.

I'm trying to start off small and gain my way up the ladder. I'm thinking of doing wholesaling or single-family considering I don't have a lot of funds right now. I'm always open to suggestions though.


Nice, I would almost always recommend either SFH and renting out rooms or finding a duplex that you can house hack using FHA 3-5% down. Best of luck!

What are common loan options when looking to purchase an out-of-state rental property under an LLC? This will likely be a long term buy & hold, either SFH or a 2-4 unit building.

Is a 30 year-fixed loan with 20% down possible?

Or is an LLC limited to different, more strict options?

The fact they already asked means they will 100% move illegal tenants in. Illegal meaning not on the lease. That's a hard pass and it's 1000% worth it to wait for the right fit. That comes from personal experience as a landlord and working in professional property management lol
