Rental Application Fee

Hi I am from Texas .We liked one rental property and we have reached out to the seller agent with 100$ a month less than asking price.

Seller agent has asked us to pay the application fee without approving or disapproving rent we have proposed .

Is this the standard flow of events ?  Should we pay the application fee in this case ? Is there a possibility even after submitting the application and all our credit-history / background check is great they may reject our application

@Kapil Patil yes there is a chance you will not get the apartment even after paying the application fee.  They probably want to get your info and use you as back up in case they get another qualified tenant that wants to pay a higher price.
