Low pitch roof materials/costs on rentals.
We have a lot of older houses in this area with low pitch roofs.
Does anyone have any experience on the costs/lifespan of roll composition and tar and gravel for a rental?
My understanding is that roll composition is cheaper than asphalt shingle but also lasts for a lesser amount of time. I called a local roofer and they said roll was an inferior product and they don't use it.
Is it better to stick to houses with a higher pitch and asphalt shingles, or does it make a difference?

I just put 1500 sq ft of EPDM rubber down on a flat roof. Ran about $1300 for materials and I paid my contractor about $400 labor. In my experience rubber will last longer than the rolled asphalt roofing.
My suggestion would be stay away from flat/low pitch roofs, they are a pain in the butt.
