To give more detail, I would use any profits to pay off other debt. Invest in more rental properties and eventually purchase a less expensive primary residence.

When I mortgaged my home 4 years ago, the homes were selling for 150k. Now, in that area, the homes are selling close to 200k. Should I sell?

My current tenants wants to add another tenant to their lease. This is a first for me. Not sure how to go about it. If they pass the screening, do I just put in and addendum? Do I increase the rent or the deposit. Feedback is appreciated.

@Kevin Sobilo on the flipside, I wouldn't consider this one a good neighbor. Being that I had to ask on more than one occasion, I took that as a lack of respect for others. This same neighbor actually offended a potential renter by walking over and basically interrupted the tour of the property. The potential renter expressed that they did not appreciate the interuption as they had a schedule to keep. I was doing tours by appointment only due to my work schedule, so I really had to maximize the time. I believe many potential renters were put off by this neighbor and ultimately decided they were not interested in renting the place. This neighbor would be playing loud music, yard was wasn't maintained, and 4 or 5 cars parked in the street and driveway.

I have a vacant property in which a tenant will be signing lease soon. Every so often I stop by the property to make sure everything is good. The neighbor has been parking their vehicle in the driveway. I have asked the neighbor on two occasions not to park there. How should I handle the situation? Should I ignore it, have the vehicle towed, or call law enforcement?

Think of how a house looks after moving all the furniture out. Everything that would be left behind. Plastic bottles, loose change, dust. There is also a pile of clothing in the wash area that covers almost the entire floor. Also quite a few of the light bulbs have been removed from fixtures. The kitchen has not been cleaned.

Current tenant gave written 30 day notice to move. However, tenant moved out early. They will have possession/access to the property until the end of the month, since the last months rent was paid in advance at beginning of lease. Basically the property is being used as storage until the end of month. The issue is the house is not in a clean and sanity condition which is required under the lease terms. this could be an invitation for pests/rodents. Is there any action that i can take to correct this issue?

I was finally able to get in contact with the tenant. The tenant stated that they had already moved out. The lease will end at the end of the month and the tenant was paid up until then. So basically the property is being used as storage until the end of the month. The issue is that the property is not clean and sanitary in accordance with the lease agreement. I would like to begin preparing the property for viewing for potential future renters. Touch up paint, possibly a few renovations while tenant is no longer living in the property. Is there any recourse for the property being in an unsanitary state presently?
