How much should I rent my house for??

Hello!

I am thinking of renting my 2br 2 bth home located on .4 acres in a country neighborhood in Saint Augustine , Florida. The upkeep on the house is expensive. It needs to be pressure washed twice a year, on well, septic, and in Florida so there’s always rain and hurricanes etc.

They’re building a huge shopping center a few miles from there and the area is up and coming so I would love to keep it to build equity since we’ve only had it for 2 years.

My mortgage is about $1100 and people seem willing to rent it for $2000. I will definitely need a property manager since we’re moving across the country.

Any advice?

Your PM should have access to tools to help you estimate market rents. They can run MLS comps or pull from pro tools like RentRange or RentFax. You can also check the local comps via Zillow and Craigslist to cross check what your PM recommends.

Ask your PM to explain their process for finding and screening tenants for you. Find another one if you don’t like what you hear. Good luck!
