Tenant Issue / Sub Leasing

Hey All,
Have a quick question. So we have a rental property (Our first) we rented to two girls that were recently divorced. Now 6months into a 12month one of the girls moved out and the other one moved her boyfriend in. Just curious what some of you would do lease wise, security deposit wise and so forth. They have never been late and never complained about anything that wasn't a real issue.

Just curious what everyone thinks since this is our first rental property.

Thanks,
Chris
