Two US cities stuck in recession-- Anyone investing in Elmira NY?

I just found this interesting article on LinkedIn - https://www.linkedin.com/feed/news/two-us-cities-s...

Looks like Elmira, NY and Danville, IL are "stuck in recession". So I saw the article and decided to check out house prices in these areas. It looks like these areas offer a pretty good return on investment when it comes to renting for cashflow.

Does anyone have experience owning houses in these areas ? It looks like houses are sitting in the market for months.

Elmira, NY is one of my markets. There are some gorgeous buildings there. It's a lot of low-income housing, and very few people are able to keep their houses in good condition. There's been some recent business revitalization happening, and many people from Elmira really do enjoy living there. It's definitely not as active, and rentals are not as lucrative, as the other markets I work in.
