@Matt Rogers Depends which province you live in, here in Quebec definitely not. But mostly Canada is unfriendly to Wholesaling!

Important lesson learned; Don't trip over dollars to pick up pennies! 

I tried to save money by turning a unit on my own and thought I'd save on cost by not paying a professional, in hindsight I lost many months of rent as turning the unit took longer than expected with a worse quality (big surprise). Leave the the handy work to the professionals and remember the opportunity cost of doing things on your own!

For property management, I mostly manage my own properties right now (and I'm still my own GC!) But I've been trying out IIP Management on one of my duplexes. They're pretty good and I'll probably be giving them more properties. I appreciate their professionalism and knowledge. I still wish I had time to self-manage everything, though.

@Tom Ott does management through Smartland here too and I know people are happy with them. Not sure whether Smartland takes on management of other properties or only manages the turnkey properties they sell? Tom can you clarify? I actually met a tenant of Smartland's socially recently and she was pretty happy with them. I always think it's high praise if the tenants are happy!

They are adults, and they can work this dispute out among themselves. There is no need for you to get involved, and telling them this is your best course of action.

Hi BP! 

Some background; Been managing a newly acquired Triplex for over a year now with little to no issues, recently however, one of the tenants has been constantly complaining about noise created by the children of another tenant while that tenant is away at work, how can I mitigate the issue and have the tenants resolve it amongst themselves before the issue escalates? Have you had any issues between tenants and how have you distanced yourself from the situation, I would like to get better at property management as it is a requirement for scale!
